What is Sweetwater?
Sweetwater is a 1,400-acre master-planned community located where Austin meets the Hill Country. In short, you can enjoy easy access to the best of Austin’s city conveniences, with natural Hill Country beauty right outside your door. We devote more than 700 acres, or half of our entire master plan, to parks, trails, natural open space, and community centers like the Sweetwater Club and Overlook Club.
Where is Sweetwater located?
Sweetwater is located 22 miles west of Downtown Austin, off of Highway 71, about 5 miles west of Ranch Road 620 in Bee Cave.
Who is the developer and owner of Sweetwater?
Sweetwater is being developed by Newland, the largest private developer of residential and urban mixed-use communities in the United States. Newland brings more than 50 years of experience to more than 40 communities currently under development in 14 states.

Our model homes are open seven days a week, with hours varying by builder. Visit our model homes page for contact information for each builder.
Do you offer community tours?
Sweetwater does not have a community welcome center, but you’re invited to visit our homebuilders in their fully furnished model homes. Most builder representatives are happy to provide you with a highlight tour of the community. Self-guided tours are encouraged, and you can find a Sweetwater map here. We also recommended exploring our Homefinder before you visit, to help you get an idea of our homebuilders, price ranges and currently available homes.
What schools are Sweetwater students currently zone to attend?
Sweetwater is located within the highly regarded Lake Travis Independent School District, which has an A rating from the Texas Education Agency and an A+ overall rating from Niche for 2020. Students within Sweetwater are currently zoned to attend the following Lake Travis ISD schools. Please note that school attendance zones are determined solely by the school district, and neither Sweetwater nor Newland have any control over these boundaries.

How much are the HOA dues at Sweetwater?
For 2024, quarterly HOA dues are $230 per household, for all neighborhoods except Davenport Summit and The Summit at Sweetwater. For these two gated neighborhoods, quarterly dues are $390 per household.
